Land Use and Development

Do you require guidance through a land use change or redesignation, development permit, or conceptual plan application? We can ensure that any land use rezoning, subdivision, and development permit will allow for future development at the highest and best use.

EXAMPLE:

#101, 17th Avenue Calgary, Alberta

In her previous role, Alison shepherded the land use redesignation application for a landmark site on the corner of Centre St and 17th Av SW, this project reflects the pressing nature of housing
affordability along one of Calgary’s Main Streets, an area with substantial interest, investment, and opportunity. This was a challenging task as it involved interpreting a variety of potentially conflicting policies in the newly adopted West Elbow Communities Local Area Plan. Through Alison’s guidance, the application was recommended by Calgary Planning Commission and ultimately adopted by Calgary City Council.

“We used Alison and her team for a complex land use redesignation project on one of our key development sites in Calgary.  Alison’s dogged determination, understanding of policy, and adherence to planning principles led to this project’s success which is a win for the 17th Avenue streetscape in Calgary.  Her professionalism and dedication throughout this 15 month project was first class and we have now engaged her for our next application and will continue to do so in the future.”

Land Use Analysis and Assembly

Do you have a development site in mind but you want to confirm the highest and best use before purchasing? Square Root can assist you in identifying potential sites, completing pre-application meetings with approving authorities, and including appropriate conditions for land purchases.

EXAMPLE:

Foundations for the Future Quarry Park Campus

First of its kind in the area, the Foundations for the Future Charter Academy (FFCA) Quarry Park Campus addresses a pressing community need for high school education in the area, in addition to FFCA’s immense waitlist. The school will also help activate nearby businesses and amenities and offer long-term employment opportunities. In her previous role, Alison led the project through the pre-application meeting, customized land use (direct control) district application, managing subconsultants to prepare a Transportation Impact Assessment, and successful adoption by Calgary City Council.

“Alison’s regular communication and timely updates gave us confidence in the success of this milestone project from conception to completion.”

Industrial Land Use Support

Industrial sites often have unique constraints and requirements that necessitate a customized approach to land use and development. Whether you require assistance with a new site, an ongoing operation, connection to municipal services, or perhaps you are neighbour with concerns, Square Root can provide a custom approach to suit your needs.

EXAMPLE:

Future Energy Park

In her previous role, Alison led the successful land use application for a one-of-a-kind renewable energy biofuels facility that will produce bioethanol and biogas from low-grade wheat sourced from Albertan and western Canadian farmers for delivery into the fuel market (both gasoline and natural gas). This required a customized land use (direct control) district to allow for a variety of uses on a constrained site on the eastern edge of Calgary.

“Alison was able to collaborate with a diverse, interdisciplinary team to successfully design a land use district that will allow all components of this innovative and complex facility to function properly. She ensured that detailed information requirements were responsive and that timelines were met. It was a pleasure working with Alison.”
